  • Yes.

    A strict budget will best be met with one of our existing plans. Having built this before, we know where to splurge and where to save in order to meet your priorities.

    We believe choosing your priorities for design will improve your build experience. You many not be able to fit every luxury finish you see in our imagery into your budget, but you can fit those most important to you.

    For example, choose what is most important to you, such as a sculptural staircase and built in closet systems, or professional appliances and quartz countertops.

Build Financing FAQs

  • Yes. We charge 2% of your total budget or a minimum of $9k as a non-refundable deposit for our design services. This amount applies to your 20% down payment once construction begins. A design contract includes permit ready plans and construction documents that we then send off for financing, developer approval, and city permits.  

  • The best way to start is to begin a pre-qualification process with a bank. 

    We are happy to provide contact information for local banks we do construction financing with frequently. New home construction is typically financed with a construction loan that is then converted into a permanent traditional mortgage. We recommend a rate lock with your construction loan.

Residential Construction FAQs

  • We advise clients that construction of a custom home takes 8-10 months.

  • Your project manager will send a weekly update through our cloud-based project management software, BuilderTrend. This is a website you will log in to view your schedule, your plans and specifications, and approve any finish selections made in process. Your project manager will also upload site photos along the way.

  • Yes! We manage all scheduling, sub-contractor relationships, permitting, and insurance during construction. Because we insure the project while it is under construction, we ask that you walk through with an Eldridge Company employee only. There are six site visits scheduled at key points during construction for your approval on progress. We value your safety above all else and ask that you respect our policy for scheduled site visits.

  • This is a GREAT question- and something to plan for. Custom home building requires visits to vendors for finish selections. While tract home builders have limited options to choose in one day at their showroom, we visit many regional vendors with our clients to select what works best for their style and budget. Expect at least 9 selections meetings with vendors and 6 site walk-throughs during construction.

  • Yes! We use the one-year warranty provided by the BIA of Greater Louisville. Additionally, all warranties provided by sub-contractors such as HVAC, electrical, plumbing, etc will be passed along to you at closing. All warranty claims can be electronically submitted in our project management software, BuilderTrend.
